Non-Delegated Correspondent Lending: How Operations Work and Where Support Fits

A non-delegated correspondent originates, closes, and funds loans in its own name, while the purchasing investor underwrites before closing and buys the loan afterward. That means the lender owns disclosures, closing, funding, and post-closing, which is where operations support fits. Here is how the process works and how BrokerVA's five roles map to it.
The Short Version
- The investor makes the credit decision. You originate, close, and fund in your own name.
- You own the operations around it. Disclosures, closing, warehouse funding, and post-closing delivery all sit with you.
- Post-closing matters. The investor reviews the closed file before purchasing it.
- Support can take on repeatable file work, while credit decisions and accountability for the loan stay with you.
What Is Non-Delegated Correspondent Lending?
A correspondent lender closes and funds loans in its own name, then sells them to an investor. In the non-delegated version, the purchasing investor reviews the file and provides the underwriting approval before the correspondent funds the loan. A delegated correspondent underwrites the loan itself, following the investor's guidelines. The mini-correspondent is a smaller version, often a step up from brokering: as AmeriSave's glossary describes it, the investor does more of the heavy lifting behind the scenes.
Investors position the channel for lenders who have the resources to fund their own loans but prefer to have them underwritten by the investor before closing, as JMAC Lending described its program. For the delegated comparison, see Delegated vs. Non-Delegated Underwriting: What It Means for Back-Office Support.
How Does a Loan Move Through a Non-Delegated Shop?
Details vary by investor, but the pattern is consistent across published investor guides. Here is the typical sequence, drawing on Angel Oak's published non-delegated process and FCM TPO's process basics:
- Register and lock the loan with the investor.
- Submit the file for non-delegated review, with the underwriting documents and the signed application.
- Receive a conditional approval from the investor's underwriters.
- Submit conditions, and resubmit until the investor is satisfied.
- Close and fund in your own name, using a warehouse line, a short-term credit line that funds the loan until the investor buys it, as Bankrate's explainer describes.
- Ship the closing package to the investor.
- Go through purchase review. The investor reviews the full loan package and issues purchase conditions.
- Clear the purchase conditions, receive the purchase advice, and the investor wires the funds.
- Handle post-purchase items, such as trailing documents.
Turnaround times, condition types, and document requirements are investor-specific. One bank investor's training guide, for example, requires post-purchase conditions to be cleared within five days of purchase unless specified. Always follow your own investor's guide.
What Does the Lender Own?
More than people expect. LendingPad, a loan origination software vendor, says in its guide that non-delegated correspondents undertake many of a lender's functions in compliance, disclosures, and closing. From that guide and the investor documents, the lender's responsibilities include:
- Issuing compliant initial, change-of-circumstance, and final disclosure packages
- Getting the investor's approval of the final Closing Disclosure and closing package, since closing packages can't be changed after closing, and some investors prepare the Closing Disclosure for you
- Funding the loan through a warehouse line
- Delivering the closing package and trailing documents, such as the recorded deed of trust and title policy if the investor requires them
- Regulatory reporting, such as the NMLS call report and HMDA
LendingPad also recommends staffing seasoned lending professionals, in house or by contract, for broker-to-non-delegated conversions. Some investors offer fulfillment services in addition: Rocket Pro TPO described a program in which the non-delegated correspondent controls processing, closing, and funding while Rocket underwrites, with optional services for disclosures and closing documents.
How Do BrokerVA's Five Roles Map to It?
Each role covers a stage where a non-delegated shop does its own work. The role scopes below are from BrokerVA's services page, and the "for a non-delegated correspondent" lines are our analysis.
Setup (before investor submission). Our Setup Specialists review loan applications and documents for completeness, register loans through lender portals, transfer loan data between systems, run AUS findings, prepare initial Loan Estimates, fee worksheets, and disclosure packages, and upload signed documents for underwriting submission. For a non-delegated correspondent: a complete, organized file before it goes to the investor. See What Does a Mortgage Setup Specialist Do?
Disclosure. Our Disclosure Specialists review files for valid Change of Circumstance requests, issue revised Loan Estimates and Closing Disclosures, monitor fee, lock, program, and borrower-requested changes, and keep redisclosures delivered and documented within regulatory timelines. For a non-delegated correspondent: the initial, COC, and final disclosures you are responsible for have an owner. See What Does a Mortgage Disclosure Specialist Do?
Closing. Our Closing Specialists balance Closing Disclosures with title companies, review tolerance cures, prepare and issue final Closing Disclosures, coordinate and schedule closings, and confirm closing conditions are completed before funding. For a non-delegated correspondent: the figures are reconciled before the closing package that can't be changed. See Closing Day Checklist.
Funding. Our Funding Specialists review finalized loan packages, prepare wire summaries and verify final figures, balance them with title before disbursement, submit documents to warehouse banks, and coordinate wires and funding authorization. For a non-delegated correspondent: the warehouse funding package has a dedicated owner. See Funding Day Checklist and The Human Check on Wire Fraud.
Post-Closing. Our Post-Closing Specialists review and organize closed loan files, split, index, rename, and upload documents, track trailing documents and post-closing requirements, prepare files for audits, and handle investor conditions and MERS registration. For a non-delegated correspondent: a closed file that is ready for the investor's purchase review. See Mortgage Trailing Documents Checklist and Loan File Naming and Indexing.
Why Does Post-Closing Matter So Much?
Because the investor reviews the closed file before it buys the loan, and problems found then can delay purchase. In National Mortgage Professional's piece on brokers who moved to the non-delegated model, one lender said post-closing is "the most important part" and that post-closing problems can affect profitability. The piece also stresses that investor and warehouse lender relationships are critical to managing the risks, and that warehouse lines and post-closing risks require careful planning.
What Stays With You?
The credit decision stays with the investor. Everything that requires a license or your judgment stays with your licensed people, such as taking applications and negotiating loan terms, and accountability for the loan stays with you. Support can take on repeatable file work, but the lender remains responsible for its disclosures, its closings, and its relationships with investors and warehouse banks. Confirm how requirements apply to you with your compliance advisor and your investor.
What Should You Ask Before You Hand Off File Work?
Ask your investors:
- What are your submission, condition, and purchase review requirements and turnaround times?
- Do you prepare the Closing Disclosure, or approve ours?
- What must be delivered after closing, and by when?
- Do you have any requirements about third parties that process or handle files?
Ask any support provider:
- Which tasks will you do, and which won't you?
- Who supervises the work, and how are people trained for investor-specific requirements?
- What security documentation can I review? See Security Due Diligence for Outsourced Mortgage Operations.
- What support continues after the first period?
